Georgia Power manages the shoreline
Lake Sinclair is a Georgia Power reservoir. The company manages the lake and the land around it under a federal license, which means work on docks, seawalls and the shoreline needs their approval before it starts — not after.
That catches people out. A contractor who does not work this lake regularly may quote you for something that will not get permitted, or start work that has to come back out. It is the single most common way a straightforward dock project turns expensive.

What it means for a boat lift
A boat lift usually sits within an existing permitted dock, which makes it a simpler proposition than new dock construction. But the details still matter — what you are attaching to, how much load the structure carries, and whether the dock was built to take a lift at all.
Plenty of docks on this lake were not. That is not a dead end; it usually means brackets, risers or structural modification rather than starting over. It does mean the survey has to happen before the quote, not after.
The questions worth asking early
- Is the existing dock permitted? If the previous owner did work informally, that becomes your problem when you apply.
- What will the dock actually carry? Boat weight plus water in the bilge plus the lift itself. Boats are heavier than people assume.
- How deep is the water at your slip, through the year? Lake levels move. A lift set for a summer pool can be wrong in winter.
- What are you protecting against? Hull growth, storm damage and sun are different problems with different answers.
