Water levels, and what they do to your lift

This lake moves more than most people expect — not just through the seasons, but through the day. If you have just bought here, or your lift has started behaving differently, the water is usually part of the answer.

The numbers

  • Full pool is 340 feet above sea level. That is the number everything else is measured against.
  • It moves through the day, not just the year. Lake Sinclair is the lower half of a pumped-storage system, so water arrives and leaves on a daily cycle. Around a foot to two feet is ordinary, and the swing tends to be widest in summer when demand is highest.
  • The low is usually early morning. Water is pumped back up overnight, so the lake sits at its lowest around dawn and fills back through the day.
  • Seasonally it ranges a few feet around full pool, depending on rain and how the system is being run.
  • Every five years or so it comes down about five feet for shoreline work. The 2025 one started down on October 25, reached its low near 335 feet on November 1 and stayed there until refilling began on December 1 — so the working month was November. The next is due around 2030.
  • None of these is the range at your slip. Where you are on the lake and how Georgia Power is running the dam that day decide the low you actually get. If you are setting a lift up to clear at low water, go and read it at dawn in August rather than off this list.

Why it moves every day

This is the part that surprises people, and it is worth understanding because it explains almost everything else.

Wallace Dam, at the top end, is a pumped-storage project. Lake Oconee sits above it and Lake Sinclair sits below. In Georgia Power’s own words, “Lake Sinclair serves as the lower reservoir” and the dam “discharges directly into Lake Sinclair.”

During peak power demand, Wallace generates — water runs down from Oconee into Sinclair, and Sinclair comes up. Overnight, when power is cheap, some of that water is pumped back up into Oconee, and Sinclair goes down again.

So the lake is not simply filling and emptying with the weather. It is being worked, on a daily cycle, all year. Lake Oconee averages about a foot and a half of daily movement by Georgia Power’s figures; Sinclair, being the receiving end, moves on the same rhythm in the opposite direction.

A boat lift is set once, to a dock that does not move, in a lake that does. Everything below follows from that.

Most of the time it does not matter. When it does matter, it tends to matter suddenly and at the worst hour.

Four things the water changes

  • Where the bunks meet the hull. A lift set on a full-pool afternoon can sit differently at the dawn low. If the boat looks like it is loading unevenly at some times of day and not others, the water is a likelier culprit than the lift.
  • Whether you can float on and off. In a shallow slip, an eighteen-inch morning low is the difference between backing straight on and dragging the bunks. It is also why “it was fine when we bought it” and “it is not fine now” can both be true in the same week.
  • How far the lift actually has to travel. The cables have to bring the boat clear at the lowest water you will use it in, not the level it was set at. Get that wrong and the boat sits too low in the morning or the lift runs out of travel.
  • What the drawdown exposes. Five feet down shows you every bit of the structure that normally lives underwater — and that is when it is easiest to work on. It is also when a lift set for full pool is a long way from the water.

None of this means a lift has to be re-set constantly. It means the setup should account for the range rather than the day it was installed, which is a decision made once, properly, at the start.

The five-year drawdown

Georgia Power lowers the lake roughly every five years so shoreline owners can build and maintain docks, seawalls and lifts with the structure out of the water. In 2025 the water started down on October 25, reached its minimum near 335 feet on November 1, held there through November, and refilling began on December 1. Georgia Power announced about six inches a day; five feet in seven days is nearer eight, so plan on the water leaving faster than the published rate rather than slower.

It is weather dependent and the dates move, so anything you plan around it should be confirmed with Georgia Power rather than with a website — this one included.

Common questions

Why is the lake lower in the morning?

Because water is pumped back up to Lake Oconee overnight, when power is cheap. Wallace Dam generates into Lake Sinclair during the day when demand is high, and pumps some of it back at night. The low point lands around dawn and the lake refills through the day. It is not a leak and it is not the drought — it is how the system is designed to run.

My boat sits lower on the lift some mornings. Is something wrong?

Possibly not. If it only happens early in the day and corrects itself by afternoon, that is the lake rather than the lift. If it happens regardless of the hour, or one side sits lower than the other, that is worth a look — uneven bunks usually mean something in the drive is slipping, stretching or binding.

Should I wait for the drawdown to have work done?

For anything below the waterline — pilings, seawall, structure — a drawdown genuinely helps, and it is worth planning around. For a lift, motor, cables or brackets, it makes very little difference: that work happens above the water anyway. With the next drawdown around 2030, waiting for it is rarely the right call.

How do I find out what the level is right now?

Georgia Power publishes it. Bear in mind that a single reading is a moment in a daily cycle, so if you are trying to work out whether your slip is deep enough, the number that matters is the low rather than whatever it happens to be when you look.

Does the level affect what size lift I need?

Not the capacity — that comes from the boat. It affects how the lift is set and how much travel it needs, which is part of why we look at the slip before quoting rather than pricing it from a description. Depth through the year is one of the three things that decide the install.
